Mortgage Rates Drop to Record Lows

Mortgage rates keep dropping to record lows even as borrowers face challenges from strict credit standards and high unemployment.  The 15-year fixed-rate mortgage hit a record low of 2.61% in the week ending April 25, down from 3.12% during the same period in the prior year, according to the latest data from federally controlled mortgage buyer Freddie Mac FMCC .

The 5-year Treasury-indexed hybrid adjustable-rate mortgage also set a record low in the latest week, declining to 2.58%, compared with 2.85% in the prior year. The 15-year mortgage data go back to 1991, and the 5-year ARM data go back to 2005.

Meanwhile, the popular 30-year fixed-rate mortgage ticked down to 3.40% in the latest week — down more than one-tenth from the same period in the prior year.  That’s very close to the record low of 3.31%.

What do low rates mean for housing?  It’s definitely helping boost the market, nationally and locally.  We’ve seen an increase in sales of existing and new homes sales over the past year.   The Austin Board of REALTORS® released real estate statistics for March 2013 this past week and according to Multiple Listing Service (MLS) statistics, the volume of Austin-area home sales continued to rise in March.  That’s the 22nd straight month of sales volume increase and the most home sales in March since 2007.

Falling interest rates are also good for struggling borrowers who can refinance mortgages to cut monthly payments. A report this week indicated that struggling homeowners who have received help from a federal refinancing program took a record high share of refinancing applications in the most recent weekly data.

The Seaholm District Redevelopment Plan

Dreams for the new Seaholm District are starting to take shape and are scheduled to be finished in June of 2015. After years of proposals, plans and public input, the City of Austin and Seaholm Power LLC recently announced the completion of the lease and purchase of the Seaholm property.  Otherwise known as “The City of Austin Power Plant”, the Seaholm Power Plant located on Cesar Chavez Street just east of Lamar Boulevard will be redeveloped into apartment, office and retails spaces.  In 2012, Trader Joe’s specialty grocery store signed on to be the site’s first retail location.

Located on the shore of Town Lake, it will be an ideal place to live, work, play, shop, eat and sleep.  Once complete, the  7.8-acre site will feature a mix of office space,  local retail shops, restaurants, contemporary apartments, Traders Joe’s and an outdoor terrace that overlooks Town Lake.

According to the official Seaholm website, the transformation is expected to create more than 200 jobs and produce $2 million a year in tax revenue.

Austin Homes are Selling Quick

According to the latest MLS report released Tuesday by the Austin Board of REALTORS® (ABoR), Austin homes are selling quick – six weeks on average!  In fact, this past April had the most home sales in Austin since 2004 and the volume of Austin-area home sales continued to rise as April became the 23rd straight month of year-over-year sales volume increase.

The report also noted that 2,563 single-family homes were sold in the Austin area in April 2013, which is 32 percent more than April 2012. On average, homes spent 50 days on the market, which is a decrease of 19 days from one year prior.

Townhouses & Condominiums
The volume of townhouses and condominiums (condos) purchased in the Austin area in April 2013 was 251, which is 31 percent more than April 2012. In the same time period, the median price for condos was $201,250, which is 17 percent more than the same month of the prior year. When compared to April 2012, these properties spent 47 percent less time on the market, or an average of 41 days.

Leasing
In April 2013, a total of 1,273 properties were leased in Austin, which is 14 percent more than April 2012. The median price for Austin-area leases was $1,400, which is eight percent more than the same month of the prior year.

* The inventory of homes for a market is measured in months, which is defined as the number of active listings divided by the average sales per month of the prior 12 months. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Austin Home Sales Hit 9-Year High

According to the Austin Board of REALTORS® latest MLS report, the volume of Austin-area home sales continues to rise. April marked the 23rd straight month of year-over-year sales volume increase and saw its most home sales since 2004.

According to the report, 2,563 single-family homes were sold in the Austin area in April 2013, which is 32 percent more than April 2012. On average, homes spent 50 days on the market, which is a decrease of 19 days from one year prior.

In April 2013, the median price for Austin-area homes increased eight percent more than the same month last year to $227,250. Additionally, the market featured 2.7 months of inventory in April 2013, which is 1.3 months less than April 2012.

Austin’s Housing Market is Stronger than Ever

According to the latest Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR), the volume of Austin-area home sales was up 29 percent between May 2013 and May 2012.  That also marks two straight years of sales volume increases and the most home sales in May on record.   On average, homes spent 44 days on the market, which is a decrease of 19 days from one year prior.

    • 2,991 – Single-family homes sold, 29 percent more than May 2012.
    • $231,500 – Median price for single-family homes, eight percent more than May 2012.
    • 44 – Average number of days single-family homes spent on the market, 19 days fewer than May 2012.
    • 3,735 – New single-family home listings on the market, 11 percent more than May 2012.
    • 5,735 – Active single-family home listings on the market, 24 percent fewer than May 2012.
    • 2,857 – Pending sales for single-family homes, 10 percent more than May 2012.
    • 2.7 – Months of inventory* of single-family homes, 1.7 months less than May 2012.

Demand for Texas Homes Surge and Median Price Hits Record High

According to the Texas Quarterly Housing Report released today by the Texas Association of REALTORS®, demand for Texas homes surged and the median price for homes in the state hit another all-time high in the second quarter of 2013.

Almost 80,000 single-family homes were sold in Texas in the second quarter of  this year – that’s a 17.78% increase from the same quarter of last year and the most homes sold in a single quarter since the Texas Quarterly Housing Report began in 2009.

Prices for Texas homes were strong in the second quarter as well, continuing the steady increase seen in recent years and hitting all all-time high for the quarter.   The median price was $177,300, up 9.98% from the prior year, and the average price increased 10.44% from the prior year to $235,075 this quarter. Those are the highest figures for median and average price ever seen in Texas real estate.

Austin-Area Home Sales Rise 30 Percent in August

According to the latest Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR),  Austin-area home sales were on the rise 30 percent in August.  Sales volume is now also twice the size it was in August 2010.  That’s wonderful news for the Central Texas area.

On average, homes spent 43 days on the market, which is a decrease of 19 days from one year prior.   The market also had  2.8 months of inventory in August, down 1.2 from the year before.

The median price for Austin-area homes increased to $224,000, a six percent increase from the year before, and the total dollar volume of single-family properties sold was $883,147,100, 36 percent higher than the same month last year.

The market also featured 16 percent more new listings, 16 percent fewer active listings and 9 percent more pending sales in August 2013 compared to the prior year.

    • 3,082 – Single-family homes sold, 30 percent more than August 2012.
    • $224,000 – Median price for single-family homes, six percent more than August 2012.
    • 43 – Average number of days single-family homes spent on the market, 19 days fewer than August 2012.
    • 3,174 – New single-family home listings on the market, 16 percent more than August 2012.
    • 6,075 – Active single-family home listings on the market, 16 percent fewer than August 2012.
    • 2,399 – Pending sales for single-family homes, nine percent more than August 2012.
    • 2.8 – Months of inventory* of single-family homes, 1.2 months less than August 2012.

Townhouses & Condominiums
The number of townhouses and condos sold in August this year increased by 32 percent from August 2012.  In the same time period, the median price for condos was $193,700, 14 percent more than the same month  last year.

Leasing
This August, 10 percent more properties were leased in the Austin area than a year ago at the same time.  The median price also increased by four percent during the same time period.

Biggest ACL Date is Happening in October

With more than 100 bands playing eight stages over two weekends this year, the biggest ACL date is happening in October.  The Austin City Limits Festival has many other new additions this year as well, including the new site at www.aclfestival.com that allows users to create custom band schedules.

Each year, ACL generates millions of dollars for the city.  Last year alone, the city benefited by more than $102 million.  Expanding ACL to two full weekends should bring in multiple benefits including added revenue to the local economy.  ACL is also a great plug for local bands who get to showcase their talent to a new audience and get a wider range of publicity.

ACL Fun Facts

ACL music festival was derived from the ACL television program.  The program originally aired in 1976.

The first ACL music festival took place in 2002 was only 2 days long with 56 bands scheduled.

Ryan Adams was the headline act in 2002.

The ACL music festival takes place at the 46-acre Zilker Park.

ACL proceeds have contributed $7.4 million to the Austin Parks Foundation since 2006 for beautification projects all over Austin.

Most Austin-Area Home Sales Since September 2005

WOW!  According to the MLS report released today by the Austin Board of REALTORS® (ABoR), the volume of Austin-area home sales had the most single-family homes sold for the month of September since 2005.  Almost 2,400 homes were sold in the area in September – that’s a 34 percent increase from the year before!  Also impressive, homes spent 44 days on the market, a decrease of 22 days from the year before.

Deciding to buy a home is a big step.  You need to choose a home and financing program that’s right for you.  Start by thinking in terms of budget, lifestyle and goals.  Here are some common home buying questions that we frequently get asked.

Why buy instead of rent?

Think of buying a home as an investment.  Typically a property will increase in value over time and if you plan on staying in the home for years to come, you can build ownership interest, also known as equity.  Home ownership also allows you to deduct the interest you pay toward your home mortgage, saving you money on your taxes.

How much home can I afford?

A lender will look at your credit history, your available cash for a down payment and closing costs, your income, and your existing debt and financial obligations to determine your maximum mortgage amount.

How important is my credit when buying a home?

A credit score/FICO can be a factor in the kind of mortgage program you qualify for.  You will also want to show that you have a history of making payments on time.  Your credit history can affect the amount required for a down payment, the amount your allowed to borrow, and the interest rate you are offered.

How much do I need for a down payment?

Today’s flexible mortgage programs make down payments less of a challenge and some homebuyers may be eligible for down payment assistance.  There are some programs available with little or no money down, however most programs require funds equal to 1 to 2 month’s loan payments in reserve after closing.

What are closing costs?

Typically closing costs and prepaid escrows are between 3% and 7% of the home purchase price.  ”Prepaids” must be collected at closing to cover for future month’s taxes, interest and insurance.  Most loan programs do not allow you to finance your closing costs, but some programs will allow you to have some or all paid for by the seller or other sources.

How large of a loan can I be approved for?

Lenders use a debt-to-income ratio to determine the loan amount for your qualification.  Generally speaking,  the house payment is compared to gross earnings and debt.  Once you know your maximum loan amount, it’s up to you to decide if it’s right for you.

What does my mortgage payment include?

Your monthly mortgage payment is often referred to as PITI – principal, interest, taxes and insurance.  You may have certain funds held in an escrow account to pay tax and insurance bills as they become due.

Austin Welcomes Formula 1 Racing Again

Formula 1 racing is in the top five of most popular spectator sports in the world. YES, world!  And The Formula 1 United States Grand Prix will be held for a second year this November 15-17 right here in Austin, Texas.  Last year’s debut races at the Circuit of the Americas F1 track drew crowds of more than 265,000, making it the second most attended F1 race in the world.

Located in Southeast Austin, the new Circuit of the Americas track is the only track in the United States that is permanently dedicated to Formula 1 racing.  While popular in Europe, this type of racing is new to many Americans who are being exposed to precision racing.

Formula 1 race cars are lightweight, single-seat cars designed for speed.  The engine is behind the driver’s cockpit and the wheels and tires are on the outside of the vehicle’s body.   They typically have 700 horsepower and can go over 200 mph.

Most of us know NASCAR but unlike its track, Formula 1 racing is not held on an oval course.  The Circuit of Americas Track (COTA) is a 3.4 mile circuit with an elevation change of 133 feet situated on 1,000 acres in southeast Austin.  It features 20-turns on its counterclockwise track.  Drivers must prepare well for this fast, multi-turn, and rigorous race that requires physical and mental endurance.

Are you ready for this world class entertainment?  I know we are!  Between the racing, free concerts, food and drink, we know it will live up to the hype!  Plan on gong to some of the events listed below.  There is a reason why SportsBusiness Journal declared Formula 1 racing the “Sports Event of the Year.”

What Mortgage Loan is Right for Me?

There are many types of mortgage programs to choose from on the market that you be asking yourself “what type of mortgage loan is right for me?”  Every situation is different and everyone has different needs, restrictions, goals and finances.  Working with an experienced mortgage specialist will help you determine and select a program that best suits your budget and financial goals.

You may choose a Conventional Loan program which is not backed by the government.  It doesn’t matter if you are a first-time or move up home buyer as long as you have good credit and enough cash for a down payment.  Conforming loans are made for loan amounts up to $417,000 and jumbo loans for more than that amount in Texas.

If you need more flexible credit guidelines and have little or no money to put down, you may choose a Government Loan program that is backed by federal or state agencies.  These types of loans include FHA, VA and State Bond Programs.  To qualify for a VA loan sponsored by the Department of Veterans Affairs, you must prove your U.S. military veteran or active duty status.   VA loans are usually financed for 100 percent of the purchase price.  FHA loans are very popular with first-time home buyers because of more lenient credit requirements and lower down payment requirements of only 3.5 percent of the purchase price.  The typical loan cap on an FHA is $271,000 in most areas for a single-family residence in Texas.

You will also need to decide between a fixed-rate loan and an adjustable-rate mortgage (ARM).  With a fixed-rate loan, your interest rate stays the same throughout the life of the loan.  On ARMS, your interest rate can change annually.  There are some ARMS, known as hybrids, that combine both features of a fixed-rate and adjustable loan.

Austin-area Home Sales, Prices up Nine Percent in October

AUSTIN, Texas  Nov. 21, 2013 – According to the Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS® (ABoR), Austin-area home sales and prices increased nine percent in October.

According to the report, 2,145 single-family homes were sold in the Austin area, which is nine percent more than October 2012. The median price for Austin-area homes was $217,000, which is nine percent more than the same month in 2012.

Cathy Coneway, 2013 President of the Austin Board of REALTORS® explained, “Given the last year of steady sales volume and home price increases, many have begun to wonder if Austin is in a housing bubble. This is not the case. Industry experts say the growth of Austin’s housing market has been fueled by true demand, not speculation. Our city’s high growth rate – currently estimated at 150 people per day – is a primary reason why we continue to see increases in home sales and prices.”

In October 2013, inventory dropped back to a historically low level of 2.5 months, which was first reached in January this year and is approximately one month less than October 2012. Additionally, homes spent an average of 48 days on the market, which is a decrease of 20 days from one year prior.

The total dollar volume of single-family properties sold was $600,548,520 or 11 percent higher than the same month last year. The market also featured 14 percent more new listings, 12 percent fewer active listings and eight percent more pending sales in October 2013 compared to the prior year.

October 2013 Statistics

    • 2.5 – Months of inventory* of single-family homes, about one month less than October 2012.
    • $600,548,520 – Total dollar volume of single-family properties sold, 11 percent more than October 2012.

The following sections describe trends in other sectors of the Austin real estate market.
Townhouses & Condominiums

The number of townhouses and condominiums (condos) purchased in the Austin area in October 2013 was 288, which is 40 percent more than October 2012. In the same time period, the median price for condos was $209,000, which is 14 percent more than the same month of the prior year. These properties spent an average of 47 days on the market, or 27 percent less time compared to October 2012.

Leasing

In October 2013, a total of 1,281 properties were leased in Austin, which is eight percent more than October 2012. The median price for Austin-area leases was $1,400, which is eight percent more than the same month of the prior year.

Wow!  The latest Multiple Listing Service (MLS) report released today by the Austin Board of REALTORS® shows that November home sales hit a seven-year high and became the 30th straight month of sales volume increases.  November to November sales from the previous year also showed a 14 percent increase while the median home price rose more than 10 percent to $219,530.
