How to File your 2014 Texas Homestead Exemption

If you purchased a property in Texas in 2013, it’s time to file your Homestead Exemption.  Texas law allows partial or complete exemptions from local property taxes.  You just need to follow the guidelines and apply before the deadline.

Exemptions remove part or all of a fixed dollar amount of the property’ s value from taxation.   Exemptions from property tax require applications in most circumstances and usually need to be filed before May 1.

If you are filing for a Texas Homestead Residential Exemption, to qualify:

  1. You must own your home on January 1 of the tax year.
  2. You must be an individual and use the home as your primary residence on January 1st of the tax year.

There are several types of Texas Homestead Exemptions.

  • School taxes: All residence homestead owners are allowed a $15,000 homestead exemption from their home’s value for school taxes.
  • County taxes: If a county collects a special tax for farm-to-market roads or flood control, a residence homestead is allowed to receive a $3,000 exemption for this tax. If the county grants an optional exemption for homeowners age 65 or older or disabled, the owners will receive only the local-option exemption.
  • Age 65 or older and disabled exemptions: Individuals age 65 or older or disabled residence homestead owners qualify for a $10,000 homestead exemption for school taxes, in addition to the $15,000 exemption for all homeowners. If the owner qualifies for both the $10,000 exemption for age 65 or older homeowners and the $10,000 exemption for disabled homeowners, the owner must choose one or the other for school taxes. The owner cannot receive both exemptions.
  • Optional percentage exemptions: Any taxing unit, including a city, county, school, or special district, may offer an exemption of up to 20 percent of a home’s value. But, no matter what the percentage is, the amount of an optional exemption cannot be less than $5,000. Each taxing unit decides if it will offer the exemption and at what percentage. This percentage exemption is added to any other home exemption for which an owner qualifies. The taxing unit must decide before July 1 of the tax year to offer this exemption.
  • Optional age 65 or older or disabled exemptions: Any taxing unit may offer an additional exemption amount of at least $3,000 for taxpayers age 65 or older and/or disabled.

Common Real Estate Terms

Ever wonder what a home appraiser does?  What about a closing agent?  Does your property have an easement?  We’ve compiled a list of common real estate terms and their definitions.

Appraiser
The person who determines the fair estimate of market value of a home based on its condition and the selling prices of comparable homes recently sold in the area for a lender.

Closing
Also known as “Settlement,” this represents the completion of a real estate transfer when title passes from seller to buyer, or a mortgage lien is given by the borrower to secure debt taken by the buyer to purchase the home.

Closing Agent
Also referred to as “Settlement Agent,” “Closer” or “Escrow Officer.”  The person responsible for facilitating a closing, usually an attorney or a representative of a title company.

Closing Costs
The expenses involved in closing a real estate transaction over and above the price of the land.  These may include items such as transfer taxes, recording fees, and legal fees.

Deed
The document that determines ownership of a property once recorded by the local government.

Easement
A right to use the land of another person for a specific purpose.  For example, for the use of a right or way or utilities.

Encumbrance
Any interest, right, lien, or liability attached to a parcel of land that constitutes or represents a burden upon the property.

Escrow
An item of value, money, or documents deposited with a third party to be delivered upon the fulfillment of a condition. For example, the earnest money deposit is put into escrow until delivered to the seller when the transaction is closed.

HUD-1
A document that provides an itemized listing of the funds that were paid at closing. Items that appear on the statement include real estate commissions, loan fees, points, and initial escrow (impound) amounts. It is called a HUD-1 because it is printed by the Department of Housing and Urban Development.  It is also referred to as the “Closing Statement” or “Settlement Statement.”

Lender
The person or institution who provides money to a borrower for a limited period in exchange for full repayment of the original principal loan balance plus loan costs and interest.

Lien
A monetary charge imposed imposed on a property, usually arising from some debt or obligation.

Loan Origination Fee
A charge imposed by a lender that is payable at closing for processing the loan.

Mortgage
A legal document that pledges a property to the lender as security for payment of a debt.

Points
Also referred to as “Discount Points.”  A unit of measure for charges on loans.  One point is equal to 1 percent of the amount of the mortgage.

Private Mortgage Insurance (PMI)
Mortgage insurance that is provided by a private mortgage insurance company to protect lenders against loss if a borrower defaults. Most lenders require PMI for a loan with a loan-to-value (LTV) percentage in excess of 80 percent.

REALTOR®
A real estate agent, broker or an associate who holds active membership in a local real estate board that is affiliated with the National Association of REALTORS®

Survey
A drawing or map showing the legal boundaries of a property, the location of improvements, easements, rights of way, encroachments, and other physical features.

Title
A legal document evidencing a person’s right to or ownership of a property.

Austin Home Sales Reach Historic Highs in December

It was a historic month in December for Austin home sales!  The Austin Board of Realtors just came out with the MLS statistics for December 2013 and reports that 2,080 single family homes sold during the final month of the year, a 14 percent increase from December 2012.  Inventory dropped to 2 months, down from 2.5 months in November, and the lowest amount recorded historically.

Year End and December 2013 Austin Real Estate Statistics

• 27,298 single family homes sold during 2013, 19 percent more than in 2012

• $226,000 was the median home price for the month, 8 percent more than December 2012

• $223,890 was the median home price for 2013, 9 percent more than in 2012

• 52 was the average number of days homes spent on the market in December, 19 fewer days than in December 2012

• 50 was the average number of days homes spent on the market in 2013, 19 days less than in 2012

• 1,404 was the number of new single family home listings in December, 3 percent more than in December 2012

• 34,132 was the number of new single family home listings in 2013, 9 percent more than in 2012

• 4,545 was the number of active single family home listings in December, 11 percent fewer than in December 2012

• 5,492 was the average number of active single family home listings during the months of 2013, 20 percent fewer than in 2012

Common Home Buying Mistakes

Buying a home may seem overwhelming but it doesn’t need to be.  With the right preparation and a great REALTOR working in your corner, you can avoid these common home buying mistakes.

1. Maxing Out Your Budget

Home shopping can be exciting and when you’re dealing with some large financial numbers, it’s easy to get caught up and want to stretch your budget to the max.  After all, for another $10,000 you could get granite countertops or another bathroom!  What you have to remember is that buying a home is not like renting.  You’ll not only have a payment to make every month, but you’ll have expenses to think about, including maintenance and unexpected repairs to contend with.  As a homeowner, it will be your responsibility to fix things when they break. And you shouldn’t forget about your property taxes or homeowner association dues. It all adds up and if you max out your budget on the home purchase, you won’t be prepared for the future.  Your best bet is to take what your lender tells you is your pre-approval amount and cut about 10% to 20% off that.

2. Moving Without Thinking About Moving

Not everyone is meant to be a homeowner.  If you’re a renter and you’ve been thinking about homeownership, ask yourself two questions – 1) do I have the financial means to buy a home? and 2) do I plan on moving around or staying put?  We’ll get to the financial planning later on, but let’s talk about moving.  If you aren’t certain about staying put for a few years, maybe this isn’t the time to buy.  Although you may be able to turn the property into an investment or rental property, unless you like the idea of becoming a landlord, it’s important to know if you plan on staying in one area for a minimum amount of time before relocating.

3. Forgetting About Your Credit

It’s a good idea to know your FICO score before you start looking for a home.  Too many times, a home buyer will start the process without being aware of their credit situation and get surprised when they find out they either have a high interest rate quote or cannot qualify for a loan.   So why does score matter?  The lower your score, the higher your costs for borrowing.  Your best bet is to begin the mortgage prequalification process, unless you’re ready to pay cash of course!

4. Skipping the Inspection

Don’t be fooled by a home’s shape or appearance.  It’s always a good idea to have a home inspection because it can uncover things that you may not see like cracks in a foundation or signs of water damage.  It’s your way of knowing what’s going on with the home in terms of structure, wiring, and other problems that you and your REALTOR wouldn’t normally know or see.

5. Forgetting About Resale Value

It’s easy to not think about selling, after all you’re BUYING!  But it’s always a good idea to think about the future and plan ahead for resale value.  Plans change.  Families grow.  Jobs relocate.  Life happens.  One day you may decide you need a bigger home or a different location and you will become the home seller.  Think about resale value when you’re buying and you’ll save yourself potential headache later.

Austin Home Sales Hit 9-Year High

According to the Austin Board of REALTORS® latest MLS report, the volume of Austin-area home sales continues to rise. April marked the 23rd straight month of year-over-year sales volume increase and saw its most home sales since 2004.

According to the report, 2,563 single-family homes were sold in the Austin area in April 2013, which is 32 percent more than April 2012. On average, homes spent 50 days on the market, which is a decrease of 19 days from one year prior.

In April 2013, the median price for Austin-area homes increased eight percent more than the same month last year to $227,250. Additionally, the market featured 2.7 months of inventory in April 2013, which is 1.3 months less than April 2012.

    • 2,563 – Single-family homes sold, 32 percent more than April 2012.
    • $227,250 – Median price for single-family homes, eight percent more than April 2012.
    • 50 – Average number of days single-family homes spent on the market, 19 days fewer than April 2012.
    • 3,561 – New single-family home listings on the market, 10 percent more than April 2012.
    • 5,488 – Active single-family home listings on the market, 25 percent fewer than April 2012.
    • 2,976 – Pending sales for single-family homes, 20 percent more than April 2012.
    • 2.7 – Months of inventory* of single-family homes, 1.3 months less than April 2012.

* The inventory of homes for a market is measured in months, which is defined as the number of active listings divided by the average sales per month of the prior 12 months.  The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Austin’s Housing Market is Stronger than Ever

According to the latest Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR), the volume of Austin-area home sales was up 29 percent between May 2013 and May 2012.  That also marks two straight years of sales volume increases and the most home sales in May on record.   On average, homes spent 44 days on the market, which is a decrease of 19 days from one year prior.

Austin Real Estate May 2013 Statistics

    • 2,991 – Single-family homes sold, 29 percent more than May 2012.
    • $231,500 – Median price for single-family homes, eight percent more than May 2012.
    • 44 – Average number of days single-family homes spent on the market, 19 days fewer than May 2012.
    • 3,735 – New single-family home listings on the market, 11 percent more than May 2012.
    • 5,735 – Active single-family home listings on the market, 24 percent fewer than May 2012.
    • 2,857 – Pending sales for single-family homes, 10 percent more than May 2012.
    • 2.7 – Months of inventory* of single-family homes, 1.7 months less than May 2012.

Demand for Texas Homes Surge and Median Price Hits Record High

According to the Texas Quarterly Housing Report released today by the Texas Association of REALTORS®, demand for Texas homes surged and the median price for homes in the state hit another all-time high in the second quarter of 2013.

Almost 80,000 single-family homes were sold in Texas in the second quarter of  this year – that’s a 17.78% increase from the same quarter of last year and the most homes sold in a single quarter since the Texas Quarterly Housing Report began in 2009.

Prices for Texas homes were strong in the second quarter as well, continuing the steady increase seen in recent years and hitting all all-time high for the quarter.   The median price was $177,300, up 9.98% from the prior year, and the average price increased 10.44% from the prior year to $235,075 this quarter. Those are the highest figures for median and average price ever seen in Texas real estate.

Austin-Area Home Sales Rise 30 Percent in August

According to the latest Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR),  Austin-area home sales were on the rise 30 percent in August.  Sales volume is now also twice the size it was in August 2010.  That’s wonderful news for the Central Texas area.

On average, homes spent 43 days on the market, which is a decrease of 19 days from one year prior.   The market also had  2.8 months of inventory in August, down 1.2 from the year before.

The median price for Austin-area homes increased to $224,000, a six percent increase from the year before, and the total dollar volume of single-family properties sold was $883,147,100, 36 percent higher than the same month last year.

The market also featured 16 percent more new listings, 16 percent fewer active listings and 9 percent more pending sales in August 2013 compared to the prior year.

August 2013 Real Estate Statistics

    • 3,082 – Single-family homes sold, 30 percent more than August 2012.
    • $224,000 – Median price for single-family homes, six percent more than August 2012.
    • 43 – Average number of days single-family homes spent on the market, 19 days fewer than August 2012.
    • 3,174 – New single-family home listings on the market, 16 percent more than August 2012.
    • 6,075 – Active single-family home listings on the market, 16 percent fewer than August 2012.
    • 2,399 – Pending sales for single-family homes, nine percent more than August 2012.
    • 2.8 – Months of inventory* of single-family homes, 1.2 months less than August 2012.

Townhouses & Condominiums
The number of townhouses and condos sold in August this year increased by 32 percent from August 2012.  In the same time period, the median price for condos was $193,700, 14 percent more than the same month  last year.

Leasing
This August, 10 percent more properties were leased in the Austin area than a year ago at the same time.  The median price also increased by four percent during the same time period.

Biggest ACL Date is Happening in October

With more than 100 bands playing eight stages over two weekends this year, the biggest ACL date is happening in October.  The Austin City Limits Festival has many other new additions this year as well, including the new site at www.aclfestival.com that allows users to create custom band schedules.

Each year, ACL generates millions of dollars for the city.  Last year alone, the city benefited by more than $102 million.  Expanding ACL to two full weekends should bring in multiple benefits including added revenue to the local economy.  ACL is also a great plug for local bands who get to showcase their talent to a new audience and get a wider range of publicity.

ACL Fun Facts

ACL music festival was derived from the ACL television program.  The program originally aired in 1976.

The first ACL music festival took place in 2002 was only 2 days long with 56 bands scheduled.

Ryan Adams was the headline act in 2002.

The ACL music festival takes place at the 46-acre Zilker Park.

ACL proceeds have contributed $7.4 million to the Austin Parks Foundation since 2006 for beautification projects all over Austin.

WOW!  According to the MLS report released today by the Austin Board of REALTORS® (ABoR), the volume of Austin-area home sales had the most single-family homes sold for the month of September since 2005.  Almost 2,400 homes were sold in the area in September – that’s a 34 percent increase from the year before!  Also impressive, homes spent 44 days on the market, a decrease of 22 days from the year before.

  • $223,000 – Median price for single-family homes, 13 percent more than September 2012.

  • 5,965 – Active single-family home listings on the market, 12 percent fewer than September 2012.
  • 1,978 – Pending sales for single-family homes, six percent more than September 2012.
  • 2.7 – Months of inventory* of single-family homes, 1 month less than September 2012.
  • $688,347,381 – Total dollar volume of single-family properties sold, 47 percent more than September 2012.

Deciding to buy a home is a big step.  You need to choose a home and financing program that’s right for you.  Start by thinking in terms of budget, lifestyle and goals.  Here are some common home buying questions that we frequently get asked.

Why buy instead of rent?

Think of buying a home as an investment.  Typically a property will increase in value over time and if you plan on staying in the home for years to come, you can build ownership interest, also known as equity.  Home ownership also allows you to deduct the interest you pay toward your home mortgage, saving you money on your taxes.

How much home can I afford?

A lender will look at your credit history, your available cash for a down payment and closing costs, your income, and your existing debt and financial obligations to determine your maximum mortgage amount.

How important is my credit when buying a home?

A credit score/FICO can be a factor in the kind of mortgage program you qualify for.  You will also want to show that you have a history of making payments on time.  Your credit history can affect the amount required for a down payment, the amount your allowed to borrow, and the interest rate you are offered.

How much do I need for a down payment?

Today’s flexible mortgage programs make down payments less of a challenge and some homebuyers may be eligible for down payment assistance.  There are some programs available with little or no money down, however most programs require funds equal to 1 to 2 month’s loan payments in reserve after closing.

What are closing costs?

Typically closing costs and prepaid escrows are between 3% and 7% of the home purchase price.  ”Prepaids” must be collected at closing to cover for future month’s taxes, interest and insurance.  Most loan programs do not allow you to finance your closing costs, but some programs will allow you to have some or all paid for by the seller or other sources.

How large of a loan can I be approved for?

Lenders use a debt-to-income ratio to determine the loan amount for your qualification.  Generally speaking,  the house payment is compared to gross earnings and debt.  Once you know your maximum loan amount, it’s up to you to decide if it’s right for you.

What does my mortgage payment include?

Your monthly mortgage payment is often referred to as PITI – principal, interest, taxes and insurance.  You may have certain funds held in an escrow account to pay tax and insurance bills as they become due.

Austin Welcomes Formula 1 Racing Again

Formula 1 racing is in the top five of most popular spectator sports in the world. YES, world!  And The Formula 1 United States Grand Prix will be held for a second year this November 15-17 right here in Austin, Texas.  Last year’s debut races at the Circuit of the Americas F1 track drew crowds of more than 265,000, making it the second most attended F1 race in the world.

Located in Southeast Austin, the new Circuit of the Americas track is the only track in the United States that is permanently dedicated to Formula 1 racing.  While popular in Europe, this type of racing is new to many Americans who are being exposed to precision racing.

Formula 1 race cars are lightweight, single-seat cars designed for speed.  The engine is behind the driver’s cockpit and the wheels and tires are on the outside of the vehicle’s body.   They typically have 700 horsepower and can go over 200 mph.

Most of us know NASCAR but unlike its track, Formula 1 racing is not held on an oval course.  The Circuit of Americas Track (COTA) is a 3.4 mile circuit with an elevation change of 133 feet situated on 1,000 acres in southeast Austin.  It features 20-turns on its counterclockwise track.  Drivers must prepare well for this fast, multi-turn, and rigorous race that requires physical and mental endurance.

Are you ready for this world class entertainment?  I know we are!  Between the racing, free concerts, food and drink, we know it will live up to the hype!  Plan on gong to some of the events listed below.  There is a reason why SportsBusiness Journal declared Formula 1 racing the “Sports Event of the Year.”

What Mortgage Loan is Right for Me?

There are many types of mortgage programs to choose from on the market that you be asking yourself “what type of mortgage loan is right for me?”  Every situation is different and everyone has different needs, restrictions, goals and finances.  Working with an experienced mortgage specialist will help you determine and select a program that best suits your budget and financial goals.

You may choose a Conventional Loan program which is not backed by the government.  It doesn’t matter if you are a first-time or move up home buyer as long as you have good credit and enough cash for a down payment.  Conforming loans are made for loan amounts up to $417,000 and jumbo loans for more than that amount in Texas.

If you need more flexible credit guidelines and have little or no money to put down, you may choose a Government Loan program that is backed by federal or state agencies.  These types of loans include FHA, VA and State Bond Programs.  To qualify for a VA loan sponsored by the Department of Veterans Affairs, you must prove your U.S. military veteran or active duty status.   VA loans are usually financed for 100 percent of the purchase price.  FHA loans are very popular with first-time home buyers because of more lenient credit requirements and lower down payment requirements of only 3.5 percent of the purchase price.  The typical loan cap on an FHA is $271,000 in most areas for a single-family residence in Texas.

You will also need to decide between a fixed-rate loan and an adjustable-rate mortgage (ARM).  With a fixed-rate loan, your interest rate stays the same throughout the life of the loan.  On ARMS, your interest rate can change annually.  There are some ARMS, known as hybrids, that combine both features of a fixed-rate and adjustable loan.
