STAR OF TEXAS FAIR & RODEO   March 1-16, 2014

SXSW Survival Tips

SXSW is about to hijack Austin for a week-long music, film and interactive festival, an annual marathon of incredible multimedia experiences.  There will be tens of thousands of people spread over several square miles of Austin over several days.  To get the most out of it, you need to prepare early and thoroughly.  Here are a few essential survival tips that might help along the way:

♣  There is so much going on, take a deep breath and soak it all in!

♣  Don’t forget to pack the essentials: a CARRYING BAG-a backpack or something you can strap across a shoulder; a couple pairs of very COMFORTABLE SHOES-you can count on doing miles and miles of walking every day; ID-just about every event will need valid identification, and even with a wristband or badge you’re going to get carded; CASH-most vendors only accept cash, and those ATM fees are outrageous; PHONE CHARGER-Looking up maps, venue locations and directions will shorten your phone battery’s lifespan in ridiculous ways.  There will be charging stations for mobile devices set up in various locations. Use them as often as you can; SUNSCREEN; and lastly but still extremely important-WATER-Buy a portable bottle at the grocery store and refill it where you can – sure beats spending $4-$5 a bottle from the vendors in town.

♣  Get to know the basic layout of the city to help you acclimate more quickly.  Congress Ave runs north and south with the hard-to-miss capital building positioned at the northern end.  The numbered streets run east and west off of Congress.  Be sure to specify East or West 6th Street when you tell your friends to meet you.

♣  If there is a panel session that is a must see, get there an hour early.  Better yet, attend the panel prior to the one you want to see.  You should be able to stay in the room before it fills up, and you can grab a good seat.

♣  The key to getting into a show you want to see is to get there super early (90+ minutes).  Or 15 minutes late after the crowd has dissipated.  If it’s a big act, get there early.

♣  No need for fancy clothes!  Jeans, sundresses, casual blazers, your favorite t-shirts, and relaxed attire will help you fit right in.  Wear whatever makes you feel comfortable, casual, and confident.  Bonus: There will be plenty of free t-shirts going around if you need a spare!

♣  Spend the extra time going through the SXSW Schedule and add the sessions you don’t want to miss.  There is a LOT going on and having a plan will help alleviate the anxiety of missing something.  Prioritize, but be flexible because there will be learning/entertainment/networking opportunities that will arise!

♣  Be prepared for rain!  Don’t forget a pair of rain boots and a raincoat.

♣  Bring your smartphone, there are tons of SXSW apps and the interactive updates are essential when making the rounds in Austin on this most amazing of musical weeks.  This way you get all the real-time updates, lineup changes and not-so-secret happenings around town as they come together.

♣  If you have a Twitter account, follow @sxsw, @esurance, and any other people/brands you know will be attending.  You’d be surprised how many appearances, signings, and shows are communicated exclusively through Twitter.

♣  Mix it up!  Attend a session or two that are completely outside your normal subject matter.

♣  Pace yourself.  It’s a marathon, not a race.  Take a night off, especially if you’re going to be hanging out for more than a few days.  There won’t be a shortage of alcohol, so drink plenty of water between drinks, because the nights are long and we aren’t as young as we once were!

♣  Don’t forget to eat!  When it’s hot, eating can feel like a chore, but with constant walking and standing, you’ll need all the energy you can get.  Austin has amazing food, so there’s no reason to skip.

♣  Above all, have a great time and allow yourself to be inspired!  We’ll see you there!

Average 30-year Mortgage Rate Rises But Still Close to Historic Lows

Although the U.S. average fixed 30-year mortgage rate rose this last week it still remains close to historically low levels.  That’s great news if you are in the market to buy a home!

According to Freddie Mac, the average rate for the 30-year loan increased to 4.37% from 4.28% last week. The average for the 15-year mortgage rose to 3.38% from 3.32%.  That’s a full percentage point since record lows about a year ago.

FIRST THURSDAY ON CONGRESS April 3, 2014

Home Sales Continue to Rise in Austin and Houston

According to the latest MLS reports from the Austin Board of REALTORS® and the Houston Association of REALTORS®, home sales continue to rise in Texas.  In fact, Austin-area home sales and home prices hit an all-time high in February!  With 1,761 single-family homes sold in the Austin area, it was a nine percent increase from the prior year.  The average price also saw a double-digit increase, rising 12 percent from February 2013 to $293,746.

February 2014 single-family home sale in the greater Houston area also showed continued growth, in fact, it marked the 33rd consecutive monthly increase!  With 4,765 sales, the month was up 8.3 percent from the prior year and reached the highest levels ever recorded for home prices for a February on record in Houston.  The average home price jumped 12.5 percent year-over-year to $247,534 while the median price climbed 11.7 percent to $181,500.

The supply of inventory of single family homes went down from 3.6 in February 2013 to a 2.6 month supply in February 2014.  Comparing it the national average of 4.9 months, it shows the high demand for homes in our state.

Austin March 2014 Real Estate Report The Austin real estate market is still HOT! According to the latest Multiple Listing Service report released by the Austin Board of REALTORS®, Austin-area home sales volume hit a seven-year high in March 2014, rising seven percent year-over-year to 2,262 single-family homes sold.  The median price for single-family homes was also up to $231,750 in March 2014.  That’s a six percent increase from the same month last year.  The average price increased five percent to $296,640. The total dollar volume of single-family homes sold was $670,999,680, a 12 percent increase from March 2013. Mortgage Rates Fall to a 6-Month Low

Mortgage Rates Fall to a 6-Month Low According to Bankrate.com’s national survey of large lenders, mortgage rates inched down for the third week in a row leading them to fall to a 6-month low.  That’s great news for borrowers this week, but that’s not the only good news.  The Federal Housing Administration announced a program that could make mortgages cheaper for some borrowers. This week’s benchmark 30-year fixed-rate mortgage fell to 4.33 percent from 4.37 percent the previous week.   The benchmark 15-year fixed-rate mortgage fell to 3.42 percent from 3.45 percent last week.   The benchmark 5/1 adjustable-rate mortgage fell to 3.31 percent from 3.34 percent  while the benchmark 30-year fixed-rate jumbo fell to 4.35 percent from 4.39 percent. Home Maintenance Tips It’s important to keep up with routine maintenance of your home to avoid costly and more involved repairs down the road. The seasons are hard on your home and it’s far easier to keep up with these simple tasks in order to keep the components of your home operating effortlessly. Examine Roof and Gutters for Debris This is one area that is often forgotten about because it’s not in our line of vision. Clear leaves, dirt, and twigs from your gutters and inspect downspouts for damage or loose pieces. Also check for leaks around flashing, chimney, and skylights. Examine and repair shingles that are damaged, missing, or loose. Fix Broken Yard Irrigation Check for broken or clogged sprinkler heads. Contact your water company to see if they provide free irrigation inspections. Check for Air Leaks Inspect the air ducts in your attic for holes, repair with duct tape or replace with new duct work. Ensure that the seal and caulking around all doors and windows is in good condition. If you see gaps larger than the width of a nickel, you will need to reapply exterior caulk.
