ShareTop Tips for FSBO Sellers Selling your house as a For Sale by Owner (FSBO) doesn’t have to be as difficult as you might think, but it’s not for everyone.  Here are some tips if you decide to go the FSBO route when selling your own home. 1) Make Sure Your Home is Priced Right.  The first two weeks are the most critical; it’s when buyer’s interest levels will peak. ShareAustin Home Sales Set June Record It’s definitely a hot real estate market in Austin and the summer is continuing to heat things up with record sales in June!  According to the lastest MLS report released by the Austin Board of REALTORS®, Austin-area home sales reached an all-time high for the month of June with an increase of 13 percent of the year before with almost 3,000 homes single-family homes sold! It certainly helped to have a rise in inventory with six percent more homes on the market in June than the previous year.  Housing development has was a driving force in the housing market with the final Q2-2014 data from Metrostudy showing that home starts in the Austin area have increased eight percent year-over-year to 9,782 homes. Austin Real Estate Market Statistics June 2014 2,997 – Single-family homes sold, 13 percent more than June 2013. $252,520 – Median price for single-family homes, seven percent more than June 2013. $326,998 – Average price for single-family homes, eight percent more than June 2013 39 – Average number of days single-family homes spent on the market, four days fewer than June 2013. 3,701 – New single-family home listings on the market, two percent more than June 2013. 6,426 – Active single-family home listings on the market, six percent more… >>

ShareAustin Real Estate Market Update July 2014 According to the latest MLS report from the Austin Board of REALTORS®, monthly housing inventory in July increased on a year-over-year basis for the first time in three years as more listings entered the market.  Residential single-family home sales did dip in July, dropping 3 percent compared with the same month last year.  However, the median and average prices for homes sold increased and Austin continues to be one of the top real estate markets in the country.     July 2014 Austin Area Market Statistics 2,944 – Single-family homes sold, three percent less than July 2013. $250,000 – Median price for single-family homes, nine percent more than July 2013. $318,854 – Average price for single-family homes, seven percent more than July 2013. 39 - Average number of days single-family homes spent on the market, two days fewer than July 2013. 3,788 – New single-family home listings on the market, eight percent more than July 2013. 6,859 – Active single-family home listings on the market, 12 percent more than July 2013. 2,660 – Pending sales for single-family homes, four percent less than July 2013. 3.0 – Months of inventory* of single-family homes, 0.2 months more than July 2013. $938,706,176 – Total dollar volume of single-family properties sold, four percent more than July 2013. ShareBudget-Friendly Kitchen Makeover If you’re looking for a kitchen remodel that can increase the quality of life for the cook in your life while still be budget friendly,  consider updating your kitchen cabinetry.  It’s usually the most expensive part of a kitchen remodel, often eating up about half of the total budget but if done right you can do a budget-friendly kitchen makeover the right way! To overcome this, one of my favorite options for quality, affordable kitchen cabinets is Craig’s List!  Believe it or not, there are almost always good quality kitchen cabinets for sale on Craig’s List at a fraction of what it would cost to buy new.  People often remodel simply for a new look.  The cabinets they are getting rid of can be in excellent condition and still incredibly valuable. I’ve done four full-scale kitchen remodels using solid wood (no particle board!) cabinets found on Craig’s List.  It is my experience that if you’re patient and you check Craig’s List daily, within a month (and usually sooner) you’ll come across a steal on some really great cabinets.  But be discriminating – there are cruddy cabinets for sale on Craig’s List as well.
